We handle the day to day operations of your community at the direction of the Board of Directors, recognizing the Board of Directors are volunteers. We also provide professional consulting services. Our goal is to make community association living a positive experience. We work with Associations in achieving their goals, maintaining their neighborhoods, and being fiscally responsible. We serve homeowner associations in and around the Denver Metro area.
Assisting your Board to adhere to the Association's governing documents. Provide guidance on policy adoption and compliance with statutes as needed.
Preparation of monthly financial statements to include balance sheets, budget variance reports, check registers, etc. to provide the Board the necessary information for the financial management of the community. Review and proper coding of invoices. Preparing invoices for Board approval. Distribution of approved checks in a timely manner. Oversight of accounts receivable by notifying homeowner's of outstanding assessments in accordance with Association's policies.
Inspections will be done in accordance with the Association's needs and management contract. Compliance matters will be addressed per the governing documents and policies.
We will assist your committees and homeowners wanting to make improvements to their properties. Gathering the requisite information on the front end so Committees may review requests and provide a timely response.
We will handle your community's document retention in accordance with State laws and your community's policies.
Oversight of the common areas. Assist the Board in resourcing the appropriate contractors to maintain the common areas and provide community services. Bid requests and review. After hours emergency services.
Providing experienced, dedicated personnel to assist homeowners, contractors and the Board of Directors will enhance your experience. By having a team that understands the nuances of Associations it allows us to provide better information. More importantly, we will respond to you within 24 hours (excluding weekends).
In the everchanging world of homeowner association management we keep our communities informed of the latest information that will impact their operations so they may make informed decisions. We hold board orientations for all new board members so they understand their role. We will also hold homeowner education sessions at the Board's request.
There are communities that may need limited professional assistance. We are happy to consult with communities on specific matters where guidance may be needed. These communities may be self-managed or have a special project that requires outside assistance.
